Association Maintenance

  • Repair minor potholes in roadways and parking areas.
  • Repair minor cracks in concrete sidewalks.
  • Provide minor plumbing and electrical services to common elements.
  • Replace light bulbs within common area.
  • Re-caulk windows and doors due to leaks.
  • Repair door frames and thresholds, per Governing Documents.
  • Adjust time clocks for building common area lighting and control systems.
  • Repair common area doors to laundry, storage, electrical and trash rooms.
  • Install road signs and road reflectors, with Board approval.
  • Replace and clean roof vents.
  • Repair minor cement and stucco damage, unless there is a structural defect.
  • Secure loose gutter downspouts.
  • Perform minor carpentry work.
  • Prepare supply requests and maintain an orderly inventory.

Association Janitorial

  • Empty and damp-wipe ashtrays.
  • Dust all horizontal surfaces, furniture, fire extinguishers and public phones.
  • Arrange all furniture in a neat and orderly position after use.
  • Clean, disinfect and polish drinking fountain(s).
  • Empty all trash receptacles and remove waste to dumpsters.
  • Remove all marks, fingerprints, streaks and smudges from wall, door jambs, glass and mirrors, stairways and railings.
  • Clean light fixtures and replace burned out bulbs.
  • Vacuum carpets and wet mop hard floors.
  • Spot clean carpet to remove stains as needed.
  • Clean/replace air conditioning vents and filters.
  • Pick up and dispose of litter on common grounds.
  • Wash and sanitize all basins, dispensers, shower stalls, chrome fittings and fixtures.
  • Wash and sanitize all lavatories, toilet bowl and seats.
  • Clean and polish all mirrors, glass and metal frames.
  • Sweep, wash, and rinse all tile flooring with disinfectant cleaner.
  • Sweep entrances and exits.
  • Arrange and clean pool furniture.
  • Clean pool shower area.
  • Hose pool deck as needed.
  • Pressure wash as needed.
